MEP Quantity Surveying Team Leader

Role Purpose

Responsible for managing the quantity surveying activities related to Mechanical, Electrical, and Plumbing (MEP) works across a project. This role involves overseeing cost control, contract administration, procurement coordination, and commercial reporting for all MEP-related packages. The MEP QS Team Leader ensures that commercial and contractual objectives are met in accordance with project scope, timeline, and budget.

Key Accountabilities

  • Lead and supervise a team of MEP Quantity Surveyors, ensuring accuracy and consistency in quantity take-offs, cost estimation, and commercial documentation.
  • Review and validate MEP Bills of Quantities (BOQs), material take-offs, and cost plans in accordance with project drawings, specifications, and tender documentation.
  • Coordinate with the technical and engineering teams to verify scope alignment and resolve quantity and specification discrepancies.
  • Review and certify subcontractor interim payment applications, variation and final accounts in accordance with contract terms.
  • Evaluate and negotiate MEP change orders, and potential disputes in coordination with the contracts/commercial team.
  • Prepare and maintain detailed cost reports and forecasts specific to MEP works and contribute to overall project cost control reporting.
  • Liaise with the planning and procurement departments to ensure alignment between cost tracking, schedules, and resource allocation.
  • Provide commercial input for value engineering proposals and identify cost-saving opportunities within MEP systems.

Qualifications, Experience, Knowledge & Skills

  • Bachelor’s degree in mechanical or electrical engineering.
  • Minimum 6 years of experience in MEP quantity surveying.
  • Strong understanding of commercial and contractual aspects of different contract types.
  • Strong knowledge of MEP systems, construction methodologies, and contract management practices (including FIDIC).
  • Proven ability to manage subcontractor contracts and commercial negotiations.
  • High level of proficiency in Microsoft Excel and AutoCAD.
  • Strong interpersonal and leadership skills with the ability to manage teams and collaborate cross-functionally.
  • Excellent written and verbal communication skills in English.
  • Familiarity with Egyptian building codes, MEP regulations, and commercial laws.
